Buying a home? Not sure what to expect? Here, I break down the process of purchasing a home.

  1. Decide you’re ready to buy.

    Do some preliminary internet research on current homes for sale in your prospective neighborhood. Have a good understanding of what’s on the market so you can form realistic expectations before beginning the search.   2. Get pre-qualified and pre-approved for a mortgage loan.

    A pre-qualification is an estimate of what the lender could offer you. A pre-approval delineates exactly the amount the lender is willing to lend you. This then allows you to search for homes in your price range.

  3. Find a buyer’s agent.

    A buyer’s agent is free to you! The agent will work with you through the rest of the home-buying process. With expertise in the local market, he can help you buy the right house at the right price. Generating a wants and needs list in order of importance will help your buyer’s agent recommend houses on the market that fit your needs.

  4. Go to showings.

    You can send your buyer’s agent a list of homes you are interested in, and he can set up the showings. He’ll also make suggestions for further showings. He can give his honest opinion of each home you see in order to help you weigh the benefits.

  5. Make an offer.

    Work with your buyer’s agent to make an appropriate offer on a house. There will be some negotiation until the seller accepts your offer.

  6. Home inspection (and appraisal if your lender orders it).

    You’ll hire a home inspector who, as an unbiased third party, will give an evaluation of the home’s condition with primarily a visual check. This will help you to determine if there is a need for repairs, and you can further negotiate with the seller.

  7. Finalize mortgage.

    Lock in your interest rate, and finalize your loan with your lender.

  8. Close.
